01Do you take on projects where the design is already done by someone else?
Yes — a large share of our work is execution against another architect's or designer's drawings. We quote line by line against the BOQ, submit shop drawings for approval before fabricating, and raise a written RFI whenever site conditions differ from the sheet. We don't redesign your project.
02Do you work as a sub-contractor?
Yes. Alongside our own turnkey contracts, we work as the interior sub-contractor for main contractors, PMCs and developers — either a single trade package (ceilings, partitions, joinery, electrical, finishes) or the complete interior scope. We follow the main contractor's programme, safety plan and measured billing, and keep our own supervisor on site.
03How do you price — per sq ft, or against a BOQ?
Against a BOQ, line by line. Per-sq-ft rates hide assumptions; a priced BOQ shows you exactly what each item costs and what changes it. We can give an indicative range after a site visit, but the number we sign against is always a measured BOQ.
04What's the typical payment schedule?
Milestone-linked: a mobilisation advance, then payments against measured work at agreed stages — civil complete, services complete, joinery, finishes, handover. You pay for work on the floor, not promises.
05How long does a 1,000 sq ft office take? A 2 BHK? A café?
Indicatively: a 1,000 sq ft office fit-out runs 7–9 weeks; a 2 BHK full renovation 12–14 weeks; a café 6–8 weeks. Every programme is confirmed in writing after the site survey — the answer depends on access, working hours, and how resolved the drawings are.
06Do you handle society permissions and NOCs?
Yes. We prepare the application, the worker documentation, and the debris-removal plan most societies ask for, and we keep to permitted working hours. Your building secretary should have nothing to call you about.
07Can you work on an occupied home or a running business?
Yes, and we do it often. Homes are phased so the family keeps a live floor; offices are done after hours or wing by wing behind sealed hoarding. It adds some time and cost, which we'll show you honestly in the programme.
08What happens if something is defective after handover?
Every project carries a written defect liability period — typically twelve months. A defect reported in that window is inspected and rectified at our cost. The handover dossier lists warranties and vendor contacts for everything else.
09Do you work outside Mumbai?
Our regular geography is Mumbai, Navi Mumbai, Thane and the wider MMR. Larger institutional or commercial projects further afield are considered case by case.
10Do you take on government and institutional tenders?
Yes. We're registered for institutional work and comfortable with tender processes, measured billing, and joint measurement with the client's engineer. Our institutional references are listed on the home page.
