How we work

Most fit-outs go wrong for the same three reasons — the drawings weren't resolved before work started, the services weren't coordinated, and nobody was tracking the sequence. Our process closes all three before mobilisation.

Site survey & brief

Typical duration · 2–4 working days

We visit, measure, photograph, and ask the questions that decide the price — access, working hours, society or building rules, existing services.

You receive

A written scope and a realistic programme.

Drawings & BOQ

Typical duration · 5–10 working days

Drawings are resolved before work starts — yours or our design partners'. The BOQ is priced line by line, not as a lump sum.

You receive

Priced BOQ, milestone schedule, payment plan.

Mobilisation

Typical duration · 1–2 weeks

Permissions and NOCs, worker documentation, material procurement against a lifting plan, services coordinated on one composite drawing.

You receive

Mobilisation checklist and a start date that holds.

Execution & milestone billing

Typical duration · Per programme

A supervisor on site every working day. Weekly photo reports. Billing against measured milestones — RA bills, not advances on trust.

Weekly reports, measured RA bills at each milestone.

Snagging & handover

Typical duration · Final 1–2 weeks

A joint snag list, closed item by item. Then the handover dossier: as-built drawings, warranties, vendor contacts, and the defect liability terms in writing.

QC

Quality control

Checkpoint inspections at every trade handover — not just at the end. Snags are logged against a written list with owners and dates, and materials are verified against the approved schedule before they're fixed, not after.

CONDUCT

Site conduct

Renovation in an occupied building is as much about the neighbours as the work. We handle society permissions and NOCs, keep to permitted working hours, contain dust at source, document every worker on site, and clear debris on a fixed schedule. Your building secretary should have nothing to call you about.

HANDOVER

Handover

Handover is a document, not a handshake. Snag list closed item by item, as-built drawings, warranty documentation, vendor contact list, and the defect liability period in writing.
